Comparative Market Analysis

Market value: "The price a buyer and seller agree to accept with neither party under undue duress to buy or sell".

Can anyone honstly tell me that we have had a real definition of Market value in the past 2-3 years? I don’t think so.  It’s been more like, lets buy before prices climb through the roof..
